I am looking for advice on how to negotiate with mortgage company to bring down principal on 3 year old ARM. ?

Are there tips to help negotiate through this ugly situation? I owe $400k, home is now valued at $320k at best in Phoenix area. I was transferred 18 months ago, so do not live in home any longer. It is highly unlikely I will be able to return to live in this area. Need to preserve my excellent credit while salvaging my financial future and get rid of this house. Short sale? how does this work? will banks sometime split the loss? any help is very appreciated and welcome. thanks in advance.

i wanna know because im starting my own mortgage brokering company and i work partnership with approximately 300 investors me my partner only are going to run this business and no employees involve we’ve been getting so much clients from their mortgages notes, car notes, and so on but really we are licensed mortgage brokers but we service for alot of other financial instruements variety of them, we have our name for our company we started our business plan everything is almost set but not likely, we wanna know what’s the best advertising search engines and classads and marketing venues so on for our specific type of service its a not a product. Our service offer people who wanna know their value of their note and to liquidate it with our top investors. I went to school for this and to start my company is going to be amazing we make so much money but we wanna make more i hope my company will be big, what websites and ad market is good for our service plz give us THE BEST!! How to ask for a raise? I’m clueless on how to approached my boss?

I work for a small mortgage company which i really like its quiet and i really dont do much. The company only has me as a receptionist and im here from 9am – 6pm i hardly take lunch cuz the other 3 main guys bearly come to the office or if they do they always come late! i have no problem with that i get along with them, they are really nice and respecful people, about a month ago the main person that hired me said he wasnt going to be in the office as much cuz him and his wife were going to be at another office he told me to ask the other 2 guys for a raise! but i told him i had no idea how to ask them and he said just let them know the thing is that i have no clue how to approched them I only been working here for 7 months i really dont do much! but yet i really need the money im a single mom of 2. i have so many bills! i was wondering if someone could give me tips on how to approched them! i get paid $400 a week, please help!

How can I get a mortgage if I have credit score under 400?

Most of the mortgage companys I have tryed will not give me a mortgage because I have a credit score under 400. They say they will not help anyone with out having a credit score over 500.

I have a fourclouser on my credit and a really old credit card bill that I refuse to pay. Other then that every thing else on my credit report has been paid. Some late some on time.

I have tryed every mortgage company on line and the bank in my town.

I DO NOT want to get a credit card to ‘fix’ my credit history. I have had those and I do not do well with them. Or a store card either. Or a gas card.

I think things will stay on my credit report for up to ten years but I would like to know if there is a mortgage out there that will give me a mortgage now. Yes I have thought about rent.

Why jump all over me. I was just asking for help. I DO NOT THINK I KNOW IT ALL.

YES I have had a credit card and I have come to learn that I do NOT need one. I have a debit card Visa card and that is ALL i need.

How can I fix my credit with out findone someone to help me out. Things happen, I am NOT the only one that has gotten in this postion.
I want to respond to why I refuse to pay off the credit card that is on my credit report. I had a credit limit of 300$ It got up that high and I decided that I did not need it any more so I canceled it.

Come to find out a few months of ‘paying’ on it to pay it off the credit card co. was still charging ‘finance fees’ to it. after talking to them they informed me they could not completly cancel it untill it was at 0.

I told them the reason I canceled it was cause I could not affored it. To add charges to it would not help me pay it off.

I have spoke to other credit card co and have been told they can stop charging to it it they want.

The credit card bill has gone from 350$ to over 15 hundred dollars.

Pride or not I find this unprofessional and rude and that is why I refuse to pay it.

If they would agree I would pay the original 350$ if they would take off the rest of the ‘Charges’

How does a mortgage short sell work, and how will it effect my credit?

I’m tryin to sell my house in Michigan. We have had it up for sales for 2 months, and had only one showing. We can’t lower our asking price any lower then it currently is without having to come to closing with money. (that I don’t have) Since our realtor already lowered his commission he suggested talking to our mortgage company about a short sale. What is your opinion?

I have two homes with the same mortgage co. One I can’t afford and the other I can. The one I can afford has a little equity. Can they force me to sell it if I go into foreclosure?

Our mortgage company is not applying our payments and have sent us to collections, where can we get help?

We have documentation to show all payments were made on time and in excess of the amount due. Our mortgage carrier is not applying the payments. Our bank has records to prove payment has been sent and cashed. Our mortgage company has now sent it to collections. Who can we contact for help?

What do you do when your mortgage broker lies to you about your refinance?

Working with a mortgage company to refinace my home and the agent keeps telling me not to worry, we will close guarnateed. Now after a month and we still havent closed, we havent made a house payment in 2 months because he told us not to, and now the loan may not close because we are late with the mortgage payment. What do we do?
